Derby Victorian goods yard to be revamped into modern offices

Wavensmere Homes, working with Clowes Developments, have submitted plans for the redevelopment of Derby’s historic Friar Gate Goods Yard, to create 276 homes and over 10,000m2 of modern office space.

The project team said a painstaking restoration of the 19th Century bonded warehouse and engine house will deliver flexible offices, a health and fitness space, a restaurant/café, together with a new regional sales office.

The plans also include extensive new areas of public space, including kids play areas and a pocket park.

Wavensmere Homes Managing Director James Dickens, said: “This is the most comprehensive planning application we have ever submitted. We have fully 3D modelled the scheme, which has enabled us to present how the buildings could be carefully brought back to life.

Glancy Nicholls Architects Director Adam McPartland, added: “The Friar Gate Goods Yard redevelopment plans illustrate the millions of pounds that need to be invested into saving these distressed 150-year old listed buildings.

“We have brought our expertise in restoration and retrofit design to sustainably restore two of Derby city centre’s most notable historic structures, providing a vibrant new chapter to their story.”
